What are the steps to buy a home with a VA loan in Tucson?
- Get your COE. You can request it through VA online, or your lender can usually pull it for you.
- Get a written preapproval. Ask the lender for the loan amount, estimated payment, estimated cash to close and the move in timing you'll certify.
- Shop with the payment in mind. In 85747 that means counting HOA dues and property taxes, not just the price.
- Write the offer. We'll write it as a VA offer and set the terms so the seller understands the appraisal and repair process.
- Inspect. Hire your own home inspector inside the inspection period. The VA appraisal is not an inspection.
- VA appraisal. A VA assigned appraiser sets the value and checks the home against VA's minimum property requirements.
- Clear to close and sign. The lender issues final approval, you review your Closing Disclosure, sign, and get the keys.
What does a Certificate of Eligibility actually do?
It tells the lender VA found you eligible for the home loan benefit and shows your entitlement. That's it. The lender still decides on credit, income and the property, and it gives you the Loan Estimate with the rate, fees and cash to close. Keep your COE and service documents with your lender, not in a website form.
Do I need a down payment on a VA loan?
Often not, if you have full entitlement and the price is supported by the appraisal. You'll still have closing costs and usually a VA funding fee unless you're exempt, and the lender will tell you what applies to you. Ask for the numbers in writing before you set your offer limit.
What happens if the VA appraisal comes in low?
You have choices. You can ask the seller to lower the price, pay the difference in cash, ask for a reconsideration of value with better comparable sales, or cancel under the terms of the contract. We pull the comparable sales before you offer so a low appraisal is less likely to surprise anyone.

VA and the lender decide eligibility, entitlement, credit, income, occupancy, and approval. It does not calculate fees, payments, or cash to close for any person.
