Can I buy a house in Tucson without seeing it in person?
Families on orders ask us this every month. The report date is fixed, the kids start school somewhere, and nobody wants to pay for a hotel and a storage unit while they shop. Here's how we run a remote purchase in southeast Tucson.
Yes, and plenty of military families do. We walk every home on live video, point the camera at what you'd look at yourself (ceilings, the yard wall, the water heater, the street at night), and tell you what we'd want to know if it were ours. You make the call. If a spouse or family member can fly in for one weekend, we plan the shortlist so that weekend counts.
What has to line up with my report date?
Four dates drive everything:
- Report date. Write it on the first page of the plan. Everything works backward from it.
- Occupancy date. Ask your lender, in writing, what move in timing they need you to certify.
- Closing date. Aim to close close enough to arrival that you aren't carrying an empty house for months, but with room for an appraisal or repair delay.
- Household goods delivery. Give the moving office the new address as soon as you're under contract, and have a plan B if closing slips.
Who handles the inspection and walkthrough if I'm not there?
You hire the inspector, and we meet them at the house. You join by phone or video for the summary, and you get the full report. Inside your inspection period you decide whether to ask for repairs, a credit, or to cancel. Before closing we do the final walkthrough on video so you see the house the way you'll get it.
How do I sign if I'm out of state?
Most documents sign electronically. The loan and deed documents usually need a notary, which the title company can arrange near you, by mobile notary, or by remote online notarization when the lender allows it. Ask your lender and title officer early which method they accept, because some loans have rules about it.
Why do so many military buyers pick 85747?
It's the southeast side, a short drive to Davis-Monthan, with newer subdivisions like Rita Ranch and the communities toward Vail, and access to the Vail Unified School District in much of the area (always confirm the assigned school for the exact address). Many homes have HOAs, so read the HOA documents and fees before you lock in a payment.
Quick facts

- Who sees the house? We tour it for you on live video.
- Inspection. You hire it, we meet the inspector, you get the report.

Can I use my VA loan to buy before I PCS?
Often yes. VA requires that you intend to live in the home, and your lender will tell you the move in window you need to certify.
How far from Davis-Monthan is 85747?
Much of 85747 is a short drive to the base. Test the commute for the exact address at the hour you'd drive it.
Should I rent first instead?
Sometimes. If your timeline is tight or the orders may change, renting first can be the safer move. We'll lay out both.

This guide is general education, written November 3, 2026, using VA's purchase loan page, VA Lender's Handbook Chapter 3 on occupancy, VA Form 26-1820, Arizona Revised Statutes section 41-263, and Vail School District attendance pages. VA and the lender decide occupancy, approval, and timing. The title company and lender decide whether a remote or mail-away closing is allowed on your file.
