New build or resale in 85747: what to compare before you choose

Southeast Tucson gives buyers a real choice. In 85747 you can tour a model home in the morning and a ten-year-old resale on a mature street that afternoon, and both can make sense.

Should I buy a new build or a resale home in 85747?

Choose new construction when you want a home nobody has lived in, modern systems, and builder coverage, and you can live with a build timeline and a builder's contract. Choose resale when you want to move sooner, negotiate more of the terms, and buy into a street with established landscaping and known neighbors. Many 85747 buyers tour both before deciding.

How do timelines compare?

A resale home usually closes on a schedule you and the seller agree to in the contract. A to-be-built home follows the builder's construction schedule, which can move. A finished "spec" or quick move-in home sits in between. If you have a firm report date, a lease ending, or kids starting school, put that date at the center of the decision.

Who writes the contract on a new build?

The builder does. Builders in Arizona typically use their own purchase agreement instead of the standard resale contract most buyers see on existing homes. That changes how deposits, upgrades, delays, and walk-throughs are handled. Read it slowly, ask what happens to your earnest money and upgrade deposits if the schedule slips, and have your agent with you from the first visit to the sales office, since many builders only honor agent representation when the agent is registered at that first visit.

Do I still need an inspection on a brand new home?

Yes. New does not mean perfect. A private inspector can catch items before your final walk-through, such as grading and drainage away from the foundation, roof and attic details, electrical and plumbing fixtures, and stucco or window sealing. Many buyers schedule one inspection before drywall goes up when the builder allows it and another before closing. On a resale, the inspection period in the resale contract is your window to inspect and ask for repairs.

What does the builder warranty cover?

That depends on the builder, so get the written warranty before you sign. Ask what is covered in year one versus later years, who handles claims, and how fast they respond. A resale home may come with a home warranty the seller buys for you, which works differently. It is a service plan for systems and appliances, not structural coverage.

How do total costs compare?

Look past the list price. On a new build, ask what is included versus an upgrade, whether window coverings, landscaping, and fencing are part of the price, and what the HOA dues and any special taxing district costs are. On a resale, budget for the age of the roof, HVAC, and water heater, and check the HOA documents and fees too. Southeast Tucson includes communities with HOAs, so read the CC&Rs either way.

Can I use a VA loan on new construction in 85747?

Often, yes, but the home and the builder have to meet VA requirements, and the appraisal still has to support the price. Ask your lender early, and read our notes on the VA appraisal and home inspection before you commit to a builder contract.

Which is easier to negotiate?

Resale sellers can negotiate price, credits, repairs, and closing dates. Builders often hold the base price firm and negotiate through incentives tied to their preferred lender, closing cost help, or upgrades instead. Compare offers by your total cost and monthly payment, not by the headline.

Questions buyers ask

Is new construction in 85747 always more expensive than resale?

Not always. Compare the price per square foot after upgrades, landscaping, and window coverings against a resale that already has them.

Should I use the builder's lender?

You can, and incentives may depend on it. Get a second quote so you can compare the full cost, including rate and fees.

Do I need my own agent with a builder?

The builder's sales team represents the builder. Your own agent represents you, and usually has to be registered at your first visit.

How long is the inspection period on a resale?

It is set in the resale contract, and you can shorten or extend it by agreement. Ask us to walk you through your timeline. (Ship note: once the hub piece /blog/arizona-inspection-period-tucson-buyers is live, link it here.)
