Use the COE for the right question
The VA calls the COE the first step in a VA backed loan request. You can request it online, ask a lender about its Web LGY process, or use the mail route described by VA.
The request itself belongs in the VA process or with the lender. A real estate intake does not need a DD214, Social Security number, service record, or disability information.
- Ask what the COE shows today.
- Ask the lender what it still needs to underwrite the loan.
- Keep a copy in your own secure records, not in a public form.
The lender owns the loan decision
VA says a purchase borrower must meet VA and lender standards for credit, income, and other requirements, and plan to live in the home. The lender supplies the Loan Estimate, rates, points, payment figures, cash to close, and underwriting conditions.
Compare written lender figures before setting an offer boundary. A preapproval can have conditions. The seller, agent, and website cannot turn it into an approval promise.
Keep the program, property, and buyer decisions separate.
